New auto dealership proposed for Fisher’s Landing area

Dick Hannah facility would include sales lot and commercial retail building

A new auto dealership may be coming to east Vancouver’s Fisher’s Landing area, according to pre-planning documents submitted to the city of Vancouver by Jason Hannah of Dick Hannah Auto Dealerships.

Dick Hannah currently operates 13 dealerships and two auto body shops, according to its website.

The dealership would be built on 3.28 acres on the northeast corner of Southeast 164th Avenue and Southeast 18th Street. Currently the site is home to two vacant lots and a former bank building. Hannah representatives did not respond to emails from The Columbian on Monday asking for more information about the project.

Documents filed with the city say the bank building would be torn down to make room for the dealership, which would include a 28,000-square-foot commercial retail building as well as parking and a sales lot for the dealership’s inventory.

The auto dealership would have 66 parking spots for employees and customers.

There would be 17,415 square feet of space outside for car sales, as well as another 14,000 square feet of floor space inside the sales building. There would also be 14,000 square feet proposed for a service area.

A 10-foot landscaped buffer would be installed along Southeast 164th Avenue, creating a screen for the nearby homes. A smaller 5-foot buffer would border the other sides of the property and none of the buffer areas will house any displayed vehicles. There are already street trees along Southeast 164th and Southeast 18th.

Sidewalks will surround the property on two sides, along Southeast 164th Street, which is to the west of the property, and along Southeast 18th Street, which is to the south of the property.

Surrounding the proposed dealership are commercial businesses, vacant land, single-family homes and a self-storage facility. Some nearby businesses include Gustav’s Pub & Grill, Killer Burger, World Class Martial Arts, barre3, Urban Waxx Fisher’s Landing and Extra Space Storage.

The planning documents say the proposal will meet code requirements and support the city’s comprehensive plan.

“The proposal will redevelop the site providing additional employment options and commercial uses,” read the narrative document.
