Warehouse planned near Fourth Plain in east Vancouver

A developer has submitted plans to build a 38,000-square-foot industrial building off Fourth Plain Boulevard in east Vancouver, the second of two buildings that are being referred to as Fourth Plain Business Park.

The proposed building would be built on a 2.5-acre undeveloped property at the northwest corner of Northeast 152nd Avenue and Northeast 65th Street. It would be a speculative industrial building with associated site improvements including parking, loading facilities and landscaping.

The building would be built using tilt-up wall panels. The building’s design would mirror an existing industrial building to the north, with a shared truck access space between the two. The existing building was built in 2016 and is also marketed under the Fourth Plain Business Park name.

The pre-application was submitted in mid-August by AAI Engineering of Beaverton, Ore., on behalf of PNWP LLC #5, also based in Beaverton.

A pre-application conference was scheduled for Sept. 5.
