Developer plans new warehouses near Orchards

A developer has submitted a preliminary application to construct a series of light industrial warehouse spaces totaling as much as 88,000 square feet on a 10.3-acre site south of Fourth Plain Boulevard, near Orchards.

The site is located at the intersection of Northeast 59th Street and Northeast 127th Avenue and is undeveloped, in an area zoned Light Industrial. No tenants have been identified for the warehouse spaces, according to the pre-application packet.

The project would be divided into two phases. The first would create about 28,320 total square feet of warehouse space, and the second would be approximately 58,720 square feet. The first phase would break ground immediately upon approval, while the second phase would be delayed until it receives approval for a mitigation plan for wetlands on that portion of the property.

The applicant hopes to break ground in the fall and build the entire project as one continuous construction project over the following 18 months.

The application was submitted by Delta Management LLC on behalf of property owner Asghar Sadri. A pre-application conference with the city of Vancouver is scheduled for 10 a.m. Aug. 1.
