Developer plans duplex in east Vancouver

Gutierrez Construction has submitted a preliminary application with the city of Vancouver to build a two-story, 3,000-square-foot duplex house on a corner lot on southeast Fifth Street, just off of Mill Plain Boulevard. Each half of the proposed duplex would feature 1,486 square feet of living space and a double garage. The new house would replace an existing 1,400-square-foot, single-story house, which was built on the lot in the 1970s. The application states that the existing house is in need of a complete remodel due to its age, so the owner is opting to replace it entirely.

The property is zoned R-6 low density residential, which allows for duplexes subject to certain conditions.
