Construction begins on Salmon Creek-area neighborhood

Pacific Lifestyle Homes expects houses in Amberglen to range from $400K-$600K

Construction has begun on a Salmon Creek-area subdivision that will include 60 homes priced between $400,000 to $600,000.

Pacific Lifestyle Homes began construction about four months ago at the Amberglen neighborhood, northeast of Interstate 205, said Steve Bradford, vice president of sales and marketing. Construction on the lots and roads is almost finished, and the company held an event last weekend to mark the start of home sales.

“The roads are cut in, although they have yet to be paved,” Bradford said. “We’ve started (building) the model home out there, and we’ve actually already sold a couple.”

The model house, at 6701 N.E. 119th St., is expected to be completed in January, Bradford said. Until then, buyers can visit Pacific Lifestyle’s nearby Philbrook Farms community at 13111 N.E. 50th Ave. to view model homes and learn more about the development.

Lot sizes at Amberglen will range from 5,000 to 7,500 square feet, with floor plans ranging from 1,814 to 3,756 square feet. Homes will include multilevel and single-floor options. Prices range between $400,000 and $600,000, according to the company’s website.

The houses will incorporate “smart home” technologies such as networked-connected appliances and USB wall charger outlets. Other features include 9-foot ceilings on the first floor, granite slab countertops, hardwood floors and stainless steel appliances, and buyers can upgrade to “Premier” package that adds other options like a built-in microwave and gas fireplace.

Many of the lots will also back up to wooded areas, Bradford said. The neighborhood site is undeveloped and heavily wooded, and the developers worked to preserve the natural feel of the area.

“We were able to maintain a lot of those trees,” he said. “We were quite pleased — it’s kind of unique, just because of the way it’s laid out.”

The neighborhood location allows for a wide variety of lot configurations, and some are large enough to accommodate three-car garages, which is becoming a rarity in the area due to zoning restrictions on the remaining developable land, Bradford said.

“Some of these home sites are quite wide; we’re able to put some good-sized ranch homes in there,” he said. “This is one of those areas where they allow us to build larger.”

The Salmon Creek area has been popular for home developers in recent years, Bradford said, due to the availability of land and the proximity of I-205 for commuters. Ambergen will be the third active Pacific Lifestyle Homes development in the area after Philbrook Farms and Green Valley.

Pacific Lifestyles Homes was founded in 1996 and has built more than 3,000 homes in more than 50 communities throughout the Portland-Vancouver area.

The company has 11 communities under construction, most of which are located Vancouver, Battle Ground or Ridgefield, along with a Tigard, Ore., development.

The company has developed communities with as few as 20 lots, as well as larger communities with more than 100, Bradford said, but Amberglen is closer to the company’s average.

“It’s kind of right in our wheelhouse, that 40- to 60-lot range,” he said.
