Recent commercial real estate transactions as reported by area brokerage firms.

ASO has leased 2,125 square feet of office space at 500 W. Eighth St., Vancouver, from Clark County. ASO provides commercial mechanical equipment engineering, OEM parts and system design and support to end users, engineers, and contractors. Terry Phillips of The Phillips Group represented the landlord.

Evergreen International has purchased a 30,000-square-foot building at 701 N.E. 136th Ave., Vancouver, from Evergreen Place Center. The purchaser will relocate CTS Language Link to the building. The purchase price was $6,800,000. Eric Fuller and KC Fuller of Eric Fuller & Associates represented the seller and Craig Johnson of NW Equities Investment Real Estate Services represented the purchaser.

Medallion Art, doing business as Medallion Art School, has leased space at 13912 N.E. 20th Ave., Suite 100, Vancouver, from 205 Group. The space will be Medallion Art School’s west location. Larry Garcia of Larry Garcia Investment Real Estate Services represented the tenant.

Robert Bryan Investments has purchased the former Smokey’s Pizza restaurant, a 2,700-square-foot building at 2905 St. Johns Blvd., Vancouver. The purchase price was $325,000. The new owners plan to develop the property into a brewery and taphouse. Jim West and Blake Federinko of Coldwell Banker Commercial Jenkins & Associates represented the seller, and Jim West also represented the buyer.

SL Properties has purchased a 6,120-square-foot building, formerly Hicks Plumbing, at 6907 E. 18th St., Vancouver, from the Estate of Ruth Elizabeth Hicks. The purchase price was $265,000. Brett Irons of Coldwell Banker Commercial Jenkins & Associates represented the buyer, and Deborah Ewing of Eric Fuller & Associates represented the seller.

School Happy, providing education for children, has leased office space at 601 Main St., Suite 302, Vancouver, from Nexus Properties. Larry Garcia of Larry Garcia Investment Real Estate Services represented the tenant.

Svetlana Gavrishova and Zhanna Devyatkina, doing business as Status Salon, have leased 1,400 square feet of space at Orchard’s Market Center, 11505 N.E. Fourth Plain Blvd., Suite F-2, Vancouver. The anticipated opening date is Jan. 16. Deborah Ewing of Eric Fuller & Associates represented the landlord.

Thuy M. Huynh and Andrew K. Le have purchased the building formerly occupied by Mint Tea, at 2014 Main St., Vancouver, from Jennifer Eckert and Abdelmoughit Akdi. The 3,768-square-foot commercial building sold for $585,000. The new owners plan to open Pho Haven Vietnamese Restaurant in February. KC Fuller of Eric Fuller & Associates represented the seller.

Woobox, a software company, has leased 2,050 square feet of office space at The Hudson, 101 E. Sixth St., Vancouver. The anticipated move-in date is Feb. 1. Paul Young of Eric Fuller & Associates represented the tenant and Tamara Fuller and Doug Bartocci of NAI Norris, Beggs & Simpson represented the landlord.
